Rent Guarantee and Legal Expenses FAQsPlease note that these FAQs are for general guidance only. Landlords and Letting act only as an introducer and as such under FSA Guidelines you should seek absolute guidance from the insurer themselves should you so require. Q. How many tenants does each policy cover? A. Up to FIVE tenants. A tenant is anyone named on the Tenancy Agreement. Some insurers quote per tenant, these policies are per property.
A. It is a requirement of this policy, that the policy holder presents the following information in the event of a claim: For Professional Lets (people in full-time employment) For Self Employed / Student and/or DSS Lets
A. You can reference your tenants online right now – just click here to go to Tenant Referencing. A. YES. Self Employed, Students, people who are claiming DSS benefits and assylum seeker tenants are only acceptable if they have passed a full tenant reference and are guaranteed (by way of a guarantor agreement correctly assigned to the Tenancy Agreement) by a person/organisation that has also passed a tenant reference. These kinds of tenants will require a guarantor.

A. NO. Rent is paid from the second month of non-payment*. Q. How much rent do you pay? A. Up to £10,000 or 6 months, whichever is the lesser. Also rent is only paid up until vacant possession is gained.*
A. YES. But no claim is allowed within the first 90 days of cover. Also you will have to get your tenant re-referenced so that the referencing is up-to-date.*.
A. NO. Unfortunately we cannot insure the rent of tenants in commercial premises.
A. YES. Always check exactly what name(s) is on your Assured Shorthold Tenancy Agreement – that is the legal tenant(s).
