Each Credit Check includes:
• County Court Judgment Search
Each address supplied is searched for County Court Judgments and Court Decrees (Scotland). In addition to this address, links may show other addresses where the applicant has resided but failed to inform us about. Any additional addresses located for the applicant will be searched.
• Bankruptcy and Insolvency Data
Each address supplied and located is searched for Bankruptcy and Insolvency data including Individual Voluntary Arrangments (IVA)
• Address Verification/Residency Confirmation
Each applicant's address history is confirmed as part of the credit check. We can confirm that the applicant has given us the correct addresses through a variety of different sources. The preferred option is to use the electoral register but should an applicant not be present on the electoral register at the addresses provided then we will look for existing credit agreements and previous credit applications at all addresses supplied and located.
4 POINT CHECK
When applying for Landlord Rent Guarantee & Legal Expenses Insurance, using this basic Instant Credit Check, each tenant must ALSO meet the 4 POINT CHECK:
1. ID with clear photo of applicant (photocopy of passport is fine)
2. Other ID such as a recent bank account statement or utility bill.
3. Written confirmation on employer's headed paper confirming tenant's employment.
4. Tenant's income must be at least 2.5 times their share of the rent as stated on the referencing application. The documents should be no more than one monthold from the start of the tenancy/policy.
None of the above need be sent with the referencing application, it is only required that you have it available in the event of any claim.

• What does it cost?
£12.00 plus VAT per tenant applicant
A tenant is defined as anyone named on the Tenancy Agreement.
• How long will it take before I know results?
About 5 hours. Please just email referencing@landlordsandletting if it is taking longer.
• Do I still have to pay in the event that the reference is unsatisfactory?
YES. Unfortunately we cannot refund any referencing fees in the event that the results are unsatisfactory as the cost is to actually do the referencing.
